Davis County works closely and communicates frequently with its 15 cities to create shovel ready land sites. Davis County has helped develop numerous land sites with Tax Increment Financing (TIF). This TIF financing is already in place within many of the noted sites (noted on the map in green.) This incentive is to help with infrastructure improvements.

Numerous sites are currently under construction and needed infrastructure development is helping these projects gain traction and start years earlier than expected. As the cities have developed land sites, business parks and mixed use areas, they have defined certain industry clusters or sectors they are targeting. These clusters or sectors include composites, aerospace, defense, pharmaceutical, information technology, digital media, manufacturing, distribution, and financial services are among the many they have identified to target. While this list is not all inclusive, it gives a flavor of what industry sectors Davis County are eager to grow and develop in our area.

Description: East Gate has approximately 600 acres of developable land at the East Gate site. The natural environment of the development is picturesque with beautiful rolling hills surrounding an 18-hole golf course. The East Gate site is located at the base of the Wasatch Mountains, and overlooks the Layton valley and the Great Salt Lake.

Intended Use: Designed as a business park, professional office, light industrial, manufacturing and distribution center.  This park has utility infrastructure in place with water, sewer and road access.  Janicki Industries Inc., a world leader in composite tooling, is a current anchor tenant.

Address/Location: East of Hill Air Force Base

Zoning: Business Research Park Zone - Layton City

Size: Approximately 600 acres

Proximity Transportation: approximately 35 minutes from Salt Lake International Airport; site is easily accessible as it is located near four major Interstate Highways (I-15, I-80, I-84 and Highway 89) with direct access to both Ogden and Salt Lake City.  (Interstate 80 is a major trucking route that provides straight access to Colorado, Wyoming, Nevada and Idaho.)

Demographics: Over 350,000 workforce population within 35 mile commute

Hill Air Force Base (HAFB) has been a crucial component of Utah’s economy for over half a century. As Utah’s largest employer, HAFB has provided jobs both on Base and through numerous contractors.

The East Gate Industrial/Business Park, adjacent to the east border of HAFB,  is designed to support HAFB operations.  The City has recently installed infrastructure and public utilities on the East Gate site to facilitate development. The City will install more infrastructure and public utilities as needed for future developments. The East Gate site is accommodating and can house a wide variety of industries. This development is zoned to allow HAFB contractors the location and flexibility needed to maximize efficiency; HAFB is constructing a new east gate to allow contractors direct access to and from HAFB into East Gate Development
